The first thing to remember when you’re selling a home is you’re not the one buying it.

That may sound obvious, but it’s too important to be left unsaid. 

In the lead up to the sale, every decision should be made with the intention of pleasing your hypothetical buyer. Which is why Michael Townsend, principal agent at McGrath St Kilda, believes it pays to spend some time figuring out exactly who that person might be. “It’s really important to do some research into the buyer demographic that’s going to be attracted to your home, just so you can get that insight into what the buyer might be thinking,” he says. Painting a picture of your potential buyers will help you present your property in a way that’s likely to encourage them to part with their hard-earned cash. Without researching the market, you’ll be leaving that to chance.
